1. Asset Profile

 

We focus on 2–8 unit residential properties in the $125,000–$200,000 per door range. Our target assets offer strong rental fundamentals with room to improve operations, optimize expenses, and unlock appreciation through disciplined execution.

 

 

 

2. Structure Preference

 

We lean heavily toward seller-financed acquisitions, typically with minimum 5-year balloons and a preference for 7+ year terms. Long-term structure allows us to stabilize properties, execute value-add improvements, and align incentives with sellers in a clean, mutually beneficial transaction.

 

 

 

3. Underwriting Discipline

 

While we are willing to transact in cash, our underwriting remains conservative and fundamentals-driven. We prioritize downside protection, durable cash flow, and operational efficiency over aggressive pricing, ensuring every acquisition meets long-term ownership standards.
